Stucco & EIFS Repair in Peachtree City

Peachtree City grew village by village, and its stucco homes span several decades of building practice. We find the leak, fix the wall behind it and match the finish closely enough for an HOA to sign off.

A planned city

Village by village, decade by decade

Peachtree City was laid out as a planned community, with villages, lakes and miles of cart paths connecting neighborhoods to schools and shopping. The houses followed in waves. That matters for stucco, because a home from the early waves and one from the newest village were built under very different practices.

Many Peachtree City homes from the late 1980s and 1990s were finished in barrier EIFS, the foam-backed synthetic stucco with no drainage plane. It performs well until a sealant joint at a window opens; then water has nowhere to go but into the sheathing. Newer homes more often have drainable systems or hard coat, but we still find them leaking at deck ledgers, roof-to-wall corners and dryer vents.

The commercial side is mostly village shopping centers, medical and professional offices and the industrial parks along the highway corridors. EIFS on those buildings needs joint renewal, impact repair near entrances and recoating as finishes chalk. If you are selling or buying, read about home stucco services; for barrier systems, see drainable EIFS, and for joints, sealants.

What we see here

Where Peachtree City walls let water in

Lakes, lawns and long summer storms each leave their mark on a stucco wall.

Barrier EIFS homes

Face-sealed synthetic stucco relies on every caulk joint staying tight, so a single failed window perimeter can soak a whole bay of sheathing.

Moisture readings at openings

Irrigation and grade

Sprinklers aimed at walls and mulch piled above the bottom edge keep the base of the stucco wet through the summer.

HOA and covenant rules

Most neighborhoods have architectural guidelines, so color and texture changes often need approval before the finish coat goes on.

Questions & answers

Peachtree City stucco FAQ

Common questions from Fayette County homeowners, boards and managers.

Does my HOA need to approve stucco repairs in Peachtree City?
For a repair that matches the existing color and texture, often not, but changing the color or recoating the house usually does. Read your covenants or ask the architectural committee first; we can provide finish samples for the submittal.
Is a permit required for stucco work in Peachtree City?
Small repairs often go ahead without one, while replacing sheathing or re-cladding a wall may need a permit. Check with the Peachtree City building department; homes outside city limits fall under Fayette County.
My 1990s Peachtree City home has synthetic stucco. Should I worry?
Not automatically. Barrier EIFS can stay sound for decades when joints and flashings are kept up. A moisture inspection at the windows, doors and roof lines tells you whether it is dry, needs targeted repair or would benefit from a drainable retrofit.
Can you recoat a whole house so the color is even?
Yes. Once repairs are done and cured, an acrylic or elastomeric finish over the full elevation hides patch lines and refreshes faded walls.
Do you work on village shopping centers and offices?
We do. Commercial jobs are scheduled by elevation, around tenant hours, with entrances kept usable while we repair EIFS, joints and coatings.
