Stucco in Cumming

Fast growth, young walls

Cumming changed from a small county seat into one of metro Atlanta's busiest suburbs in a short time. Subdivisions spread across south and west Forsyth County, and many of their homes carry stucco fronts, stucco and stone combinations or full stucco elevations. When a house goes up quickly, details like control joints, window flashing and the gap above grade are where shortcuts get taken.

Along Lake Lanier, larger homes face extra exposure: open elevations toward the water, decks and screened porches tied into stucco walls, and lower levels set into sloped lots. Each connection is a place for water to get behind the finish.

Commercial building has followed the rooftops. Retail centers, restaurants, medical offices and banks along GA-400 and the main roads into Cumming use EIFS and stucco for their facades and need regular sealant renewal and repair as they age. We serve homeowners and the managers and owners of those buildings. Learn about house stucco, maintenance services and sealant replacement.

Common trouble in Cumming

Young buildings are not immune; many problems trace back to how they were built.

Missing control joints

Long, uninterrupted stucco walls on newer houses crack in straight runs where a joint should have relieved the movement.

Cracks routed and joints added

Window and deck flashing

Lake houses and subdivision homes alike leak where windows, deck ledgers and porch roofs were sealed with caulk instead of flashing.

Flashing rebuilt, finish matched

Retail along GA-400

Shopping-center facades and pad buildings need sealant renewal and storefront repairs that keep tenants open for business.

Questions & answers

Cumming stucco questions

What Cumming homeowners, HOAs and property managers ask us.

My address says Cumming. Do I get permits from the city or the county?
Many homes with a Cumming mailing address are in unincorporated Forsyth County, not the City of Cumming. Check with Forsyth County's building department if you are outside city limits, or with the City of Cumming if you are inside them.
Does my HOA need to approve stucco repairs?
Most Cumming-area HOAs require approval for color or material changes, not for like-for-like repairs. We match the existing color and texture, and if you plan a recoat in a new color, we can provide samples for the architectural committee.
Why are there long straight cracks across my stucco wall?
Long straight cracks often mean the wall had no control joints to absorb movement. We route and repair the cracks, add joints where they belong and blend the finish so the fix does not show.
Water is coming in under the deck of our Lake Lanier house. Could it be the stucco?
It often is. Deck ledgers and door thresholds set into stucco need flashing behind the finish; when that is missing, water runs down inside the wall. We test the area before opening anything.
Can you maintain stucco and EIFS for a retail center?
Yes. We inspect the facades, renew failed sealant, repair impact and sign damage, and report conditions to the owner or manager, phased so stores keep operating.
