Stucco & EIFS Repair in Alpharetta, GA

Alpharetta grew fast in the 1990s and 2000s, and much of what went up then wears synthetic stucco or EIFS that is now old enough to need real attention. We test the walls, fix the leak paths and match the finish on houses and commercial buildings alike.

Stucco in Alpharetta

Walls from the boom years

Drive through almost any Alpharetta subdivision built between the late 1980s and the mid-2000s and you will see the same look: light-colored stucco elevations, foam trim bands around the windows and stone wainscot at the base. A good share of those homes were clad in barrier EIFS or thin synthetic stucco with no way for water to drain once it gets behind the finish. Twenty or thirty years later, the original sealant at the windows has dried out, and that is where most of the damage we find begins.

The commercial side follows a similar timeline. Office buildings along the GA-400 corridor and the shopping centers near North Point carry EIFS facades and long runs of perimeter sealant that need renewal on a schedule. Downtown Alpharetta adds a newer layer: mixed-use buildings and townhomes with drainable systems, where a missed flashing detail can still let water in.

For homeowners we start with probing at windows, doors and roof-to-wall corners. For property managers we can survey a full building and price the work by elevation. Read more about EIFS repair, exterior joint sealants and leak detection.

Three kinds of wall we see every month

Most Alpharetta calls fall into one of these groups, and each one has its own weak spots.

What our customers say

Georgia homeowners and commercial clients on working with ASR.

“Each and every person has a positive attitude that is projected with every task, duty and responsibility. The team did a terrific job on safety, maintenance and housekeeping, in addition to applying their craft(s).”
Jim G.Customer letter
“Great attention to detail and workmanship. Really appreciate the effort to carefully caulk all stucco penetrations and amazingly good job of matching the stucco color since I had the stucco painted 5 years before.”
Alan W.Customer letter
“We had a section of our wall that was crumbling, and I was worried the repairs would stand out. Not only did they fix the issue, but they matched the color and texture so perfectly that I honestly can’t tell where the damage was.”

Questions & answers

Alpharetta stucco questions

What Alpharetta homeowners, boards and building managers ask before we start.

Who issues permits for stucco work in Alpharetta?
Inside city limits, check with the City of Alpharetta Community Development Department. Many addresses with an Alpharetta mailing address actually sit in Milton, Johns Creek or unincorporated Forsyth County, so confirm which government covers your property first. Routine patching often needs no permit, while re-cladding usually does.
Does a commercial facade change in Alpharetta need design review?
Often, yes. The City of Alpharetta has a Design Review Board that looks at exterior changes to commercial buildings, especially downtown. Like-for-like repairs are usually simpler than a new color or material, so ask the city early if the look of the building will change.
My HOA wants the house repainted. Should the stucco be repaired first?
Yes. Coating over wet sheathing or open cracks seals the problem in. We test and repair first, then apply a coating the HOA has approved, so the color change and the repair happen in the right order.
We are selling an Alpharetta home with EIFS. What should we expect?
Buyers here often ask for a moisture inspection on EIFS homes. Having the walls probed and any wet areas repaired before listing gives you written findings to share and avoids surprises during the due diligence period.
Can you renew sealant on an occupied office building?
Yes. We cut out and replace joints one elevation at a time, with backer rod and primer where the joint calls for it, and coordinate with management so tenants and parking stay usable.
