Stucco in Athens

Old walls, new apartments and everything between

Stucco in Athens tends to show up in two very different places. One is the older housing stock in and around the historic neighborhoods near downtown, where cement plaster was applied over brick or wood lath and has been patched by several owners since. The other is the wave of apartment buildings and student housing built near the University of Georgia campus, many with EIFS bands, stucco accents or full synthetic facades.

Older walls usually fail through cracking and loss of bond: a patch with the wrong mix pulls away, or a hard coating keeps moisture in the masonry behind it. Apartment buildings fail at their many penetrations, such as dryer vents, balcony connections and window perimeters, where sealant was the only line of defense.

On older homes we match the original texture and choose materials that let the wall breathe, so a repair does not cause new damage. On rental and commercial property we plan around tenants and the academic calendar where we can. See stucco over brick, traditional stucco finishes and our commercial services.

What sets Athens apart

Where Athens stucco needs care

The questions change depending on whether the building is a century old or went up last decade.

Locally designated districts

Athens-Clarke County has a set of local historic districts where exterior changes go through the Historic Preservation Commission.

Match it, then ask first

Student and multifamily housing

Apartment complexes near campus take hard use, and their vents, rails and window joints let water in faster than a single-family wall.

Repairs scheduled around tenants

Plaster over old brick

Cement coatings on older masonry crack and spall when moisture is trapped behind them, so the mix and the coating both matter.

“We had numerous issues with the stucco on our newly constructed home… The stucco has a unique texture and is pigmented so we were really concerned about getting a good aesthetic match on the repairs… The stucco finish looks incredible and perfectly matches the house in color and texture.”

Questions & answers

Athens stucco questions

Answers for Athens homeowners, landlords and commercial owners.

Do I need a Certificate of Appropriateness to repair stucco in an Athens historic district?
It depends on the change. In Athens-Clarke County's local historic districts, exterior changes generally need a Certificate of Appropriateness from the Historic Preservation Commission. Repairs that match the existing material and appearance are the easiest case, but check with the county's preservation staff before you start.
Where do I get a building permit in Athens?
Athens and Clarke County share one unified government, so permits for stucco and cladding work go through Athens-Clarke County rather than a separate city office. Small repairs may not need one; replacing cladding usually does.
Can you repair stucco on a rental without moving tenants out?
Usually. Exterior stucco work happens outside the unit, and we schedule noisy cutting and access around tenants. Many owners near campus prefer to do larger work during the summer, when fewer students are in town.
Why is the stucco on my older Athens house flaking off the brick?
Most often moisture is trapped behind a coating or patch that does not breathe, and freeze cycles push the surface off. We remove the loose material, address the moisture source and re-coat with a compatible mix.
Do you work on downtown commercial buildings?
Yes. We repair stucco and EIFS on storefronts, upper-floor facades and parapets, and we can phase the work so shops stay open.
