EIFS Repair Built With the Right Materials
A dent in EIFS is more than cosmetic once the mesh is broken, and a dark streak below a window often means wet foam. We rebuild damaged EIFS layer by layer and close the leak that caused it.
- Dents & punctures
- Wet or rotted substrate
- Failed sealant joints
- Finish color matched

Why EIFS needs its own repair method
Fixing EIFS with cement stucco patch or exterior spackle is one of the most common mistakes we undo. Cement is rigid and heavy; the foam behind EIFS is light and moves with temperature. The two pull apart, the patch cracks around its edges, and water follows the crack straight to the foam.
A proper EIFS repair removes the damaged finish, base coat and foam back to a clean, dry edge. New board of the same thickness is glued in and rasped flush. Fresh mesh is laid over the patch and lapped well past the cut onto the surrounding sound base coat, so the repair and the wall act as one surface. Finish is then mixed and textured to blend with the existing wall.
When the damage includes moisture, the repair goes deeper: we check the sheathing with a probe, replace anything soft, and fix the window, roof-to-wall corner or sealant joint that let water in. If the source is unclear, leak detection comes first. For hard coat walls, see stucco repair instead.

Common EIFS problems
Some of these are visible from the sidewalk; others only show up on a moisture meter.
Dents & punctures
Lawn equipment, ladders, hail and carts crush the foam and tear the mesh; we replace the board and reinforce the area.
Cracks at board joints
Straight cracks that follow the foam layout usually mean thin base coat or missing mesh laps over board seams.
Wet foam & sheathing
Water behind barrier EIFS saturates sheathing below windows and at corners; wet sections are cut out and rebuilt.
Failed sealant joints
Old sealant that has split, pulled away or was stuck only to the finish coat is cut out and replaced.
Delaminating finish
Finish or base coat peeling away from the foam is removed to sound material and rebuilt in proper layers.
Insect tunnels
Foam that runs below grade can hide insect tunneling; we cut it back and the pest control company treats.
How much of the wall needs work
The right repair depends on what is behind the surface. A dry dent stays small. Wet foam with sound sheathing grows to the edge of the damp area. Rotted sheathing means opening the wall to framing, and when that pattern repeats under every window, it may be time to talk about converting the elevation to drainable EIFS.
We show you readings and photos before we cut, and any change in scope after the wall is open is approved by you first, through Jobber or on site.
| Condition | Repair | Goes to |
|---|---|---|
| Dry dent or hole | Board and mesh patch | Foam layer |
| Cracked base coat | Re-mesh and refinish | Base coat |
| Wet foam, dry sheathing | Section rebuild | Sheathing face |
| Rotted sheathing | Open and replace | Framing |
| Repeated leaks | Drainable retrofit | Full elevation |
How an EIFS repair is done
Cure time between coats depends on weather, so most repairs span more than one visit.
Find the edges
We probe around the damage to see whether moisture is involved and how far it reaches, then mark the cut line.
- Readings around damage
- Leak source traced
- Cut line agreed
Rebuild the layers
Damaged material comes out, substrate is replaced if needed, and new foam, base coat and lapped mesh are installed.
- Matching board thickness
- Mesh lapped onto sound wall
- Edges back-wrapped
Finish & seal
Finish is tinted and textured to blend, and adjacent joints are sealed with backer rod and compatible sealant.
- Custom tinted finish
- Joints resealed
- Walkthrough with photos
Seeing streaks below a window?
That pattern often means water behind the foam. Have it checked before it spreads.
