An EIFS Contractor Who Builds to Spec
On a commercial EIFS job, the details at windows, parapets and joints decide whether the wall performs for decades or leaks in its first winter. We follow the specification, coordinate with the trades around us and document the work.
- New construction & re-clads
- Spec & detail compliance
- GC & owner coordination
- Photo documentation

What to look for in an EIFS contractor
Most EIFS failures on commercial buildings are workmanship failures. The board was not rasped flat, mesh was not lapped at seams, edges were not back-wrapped, the starter track was skipped, or sealant was run over finish instead of base coat. None of that is visible on the day the scaffold comes down. It shows up later as cracking, staining and wet sheathing.
When you compare EIFS bids, ask how the contractor handles transitions to storefront, window heads and sills, parapet caps and expansion joints. Ask whether their crew reads the manufacturer’s details and the architect’s sections before mobilizing, and what records you will receive at closeout.
Advanced Stucco Repair has worked as an EIFS and stucco specialist since 1999 on hotels, retail centers, offices, banks, fuel stations and self-storage buildings. Our staff take manufacturer and industry continuing education, and we are one of a few selected MoistureFree Guaranteed Contractors. See our commercial services, or read about drainable EIFS and expansion joints.

Where commercial EIFS succeeds or fails
These are the conditions we review on the drawings and check again in the field.
Window & storefront perimeters
Sill pans, head flashing and a two-stage sealant joint keep water out where most commercial leaks begin.
Parapets & copings
Tops of walls need sloped surfaces and metal caps that lap over the EIFS, not flat foam that holds water.
Expansion & control joints
Joints belong at floor lines, dissimilar materials and building movement joints, carried through the full system.
Drainage at the base
Starter track, weeps and clearance above sidewalks and roofs let the drainage plane empty.
Impact zones
Ground-floor walls near parking, carts and doors get heavier reinforcing mesh in the base coat.
Records & closeout
Dated photos of the barrier, board, mesh and joints before they are covered give owners a record of what is in the wall.
Questions that separate EIFS bids
Two EIFS numbers can describe very different walls. One may include a full water-resistive barrier, drainage, heavier mesh at grade and two-stage sealant at openings; another may assume the bare minimum and leave the gaps to change orders.
We write scopes that name the system, the board thickness, the mesh at each zone and the joint locations, so a general contractor or owner can compare like with like. Through Jobber you can review and approve quotes and follow progress online.
| Question | Strong answer | Warning sign |
|---|---|---|
| Which system? | Named drainable assembly | “Standard EIFS” |
| Opening details? | Per manufacturer details | Caulk it after |
| Mesh at grade? | Heavier impact mesh | Same mesh everywhere |
| Sealant joints? | Backer rod, base coat bond | Bead over finish |
| Documentation? | Staged photos at closeout | None offered |
How we run a commercial EIFS project
From bid review to closeout, the steps are built around the schedule of the job and the trades around us.
Review & plan
We read the specification, wall sections and window details, flag conflicts early and submit questions before pricing is final.
- Spec and details reviewed
- Conflicts raised early
- Scope in writing
Install & coordinate
Work is sequenced with roofers, glaziers and sheet metal so flashings and transitions are in place before the system closes over them.
- Sequenced with trades
- Elevations phased
- Site kept clean
Inspect & close out
Each stage is checked before it is covered, and the owner or GC receives photos and a final walkthrough.
- Stage-by-stage checks
- Punch list closed
- Photo record delivered
