Stucco in Macon

Old walls need the right mix

Intown Macon, Vineville and the streets around Mercer University hold a large collection of nineteenth- and early twentieth-century houses and churches, and downtown is lined with historic commercial blocks. Some of these buildings have original stucco or a stucco coat over brick, and many have been patched over the years with whatever was on hand.

Older stucco tends to be softer and more vapor-open than modern portland cement mixes. A hard, dense patch can trap moisture in the brick and crack at its edges, which is why we look closely at the existing material before choosing a repair mix. On a historic facade, the goal is a repair that looks right, lets the wall breathe and lasts.

Macon’s newer commercial buildings, including hotels near the interstates and medical offices and shopping centers in North Macon, use EIFS and modern stucco that need sealant, flashing and coating care. Start with hard coat stucco, stucco moldings or commercial services.

Local conditions

What Middle Georgia does to walls

Macon summers run long and hot, and its older buildings have seen a great many of them.

Long hot summers

Extended heat bakes sealants and finishes, so joints on sunny elevations need renewal sooner than shaded ones.

Generations of patches

Many historic walls carry decades of mismatched repairs that have to come off before a lasting fix goes on.

Detail work

Cornices, window surrounds and moldings on older buildings often need their profiles rebuilt by hand to match.

Questions & answers

Macon stucco questions

For owners of historic houses, downtown buildings and commercial property in Macon.

Who issues building permits in Macon?
Macon and Bibb County share a consolidated government, so permits for most addresses go through Macon-Bibb County. Check with the building department about whether your project needs one.
Do I need approval to repair stucco in a Macon historic district?
In Macon’s design review districts, exterior changes visible from the street usually need a certificate of appropriateness, reviewed by Planning and Zoning staff and the Design Review Board. Routine maintenance often does not; ask Macon-Bibb County Planning and Zoning before changing materials, texture or color.
Can modern stucco be used to patch a historic Macon house?
Only if it is compatible. We match the strength and permeability of the original as closely as practical so the patch does not trap water or crack the old material around it.
Can you rebuild a damaged cornice or window surround?
Yes. We rebuild missing or broken stucco moldings to the existing profile and finish them to match the wall.
Do you take on commercial projects in Macon?
Yes. We repair, recoat and maintain stucco and EIFS on hotels, offices, retail and other commercial buildings in Macon and across Middle Georgia.
