Stucco in Columbus

A river city with deep roots

Columbus grew as a mill and river town on the Chattahoochee, and its older neighborhoods show it. The historic district near Uptown, High Uptown, Wynnton and the streets around Lakebottom hold houses from the nineteenth and early twentieth centuries, including period revival homes finished in stucco. Many have been repaired over the decades with mixes that do not match the original or that seal moisture into the masonry.

Uptown itself has been rebuilt around the RiverWalk, with older commercial blocks restored and new buildings added. Further out, retail centers, medical offices, hotels and restaurants along the main corridors use EIFS and stucco extensively.

The climate here is hotter and longer than in North Georgia. Sun and heat age sealants and finishes quickly, and summer storms put real water against the walls. We pay attention to coatings that tolerate heat and to joints that move with it. For older homes, see stucco textures and moldings; for commercial buildings, see waterproofing coatings.

What Columbus asks of a stucco wall

History, a downtown riverfront and a long hot season shape the work.

Historic review

Homes and buildings in the city's historic districts often need design review before exterior changes, so we document the existing finish.

Photos and samples first

Long, hot summers

Extended heat dries out sealant and chalks finishes on exposed walls, which shortens the time between maintenance cycles.

Joints that move with heat

Uptown and the corridors

Restored brick blocks downtown and newer commercial buildings across the city need different materials and different schedules.

Questions & answers

Columbus stucco questions

Common questions from Columbus homeowners and property owners.

Who issues building permits in Columbus?
Columbus and Muscogee County share a consolidated government, so permits for cladding work go through the Columbus Consolidated Government. Check with its inspections office about whether your scope needs one.
My house is in a Columbus historic district. What do I need before repairs?
Exterior changes in the city's historic districts are typically reviewed by the Board of Historic and Architectural Review. Repairs that match the existing material and texture are the simplest to approve; check with the city's planning staff before changing a finish or color.
Why does old stucco on my Wynnton or Midtown home keep cracking after it is patched?
Usually the patch mix is harder than the original, or it was applied over moisture that never dried out. We match the mix to the old wall, deal with the water source and blend the texture.
Do you take on projects in Columbus?
Yes. Columbus is part of the area we serve, for both homes and commercial buildings. Send the details and photos through the form so we can plan the evaluation visit.
Which coating holds up best in Columbus heat?
It depends on the wall. Elastomeric coatings bridge fine cracks but can trap moisture on some systems, while breathable coatings suit older masonry. We recommend one after testing the wall.
