Waterproofing Coatings for Stucco Facades
A coating is a long-term decision for a building: it changes how the wall handles rain, vapor and movement for years. We help owners and managers choose between elastomeric and breathable systems based on the wall in front of us, then prepare it properly.
- Elastomeric & breathable
- Crack bridging
- Repairs before coating
- Occupied buildings

The film matters less than the wall under it
Coating manufacturers publish impressive numbers for elongation and water resistance. Those numbers only hold up on a facade that has been prepared for them. Chalky paint, failed sealant, open control joints and hollow-sounding stucco all have to be dealt with first, or the new coating peels, blisters or simply carries the old defects forward.
The other half of the decision is vapor. Elastomeric coatings are thick, flexible films that bridge hairline cracks and shed wind-driven rain well, but they slow drying. On a wall that already holds moisture, or a barrier EIFS with no drainage behind it, trapping that moisture can do more harm than the rain did. Breathable mineral and acrylic finishes absorb less water than bare stucco while letting the wall dry outward.
We look at the building’s age, the system type, existing coatings, moisture readings and exposure before recommending either. On offices, retail centers, hotels and multifamily buildings we plan application by elevation so entrances stay open. For the wider envelope picture see stucco waterproofing and exterior joint sealants.

Four questions we answer before specifying
Every facade gets the same assessment, whether it is a two-story retail strip or a mid-rise hotel.
Is the wall already wet?
Probe readings at openings and joints show whether moisture is trapped behind the stucco. Wet areas get repaired before any film goes on.
How much does it move?
Active cracks and frequent hairline cracking favor a high-build elastomeric that can stretch; a stable wall has more options.
What is on it now?
Adhesion tests on the existing paint or finish tell us whether we can coat over it or must strip and prime.
What does it face?
South and west elevations take the most heat and UV, and exposed upper floors take the most driven rain.
How the two coating families compare
Neither family is better in general. Elastomerics suit hard coat walls that crack and face heavy weather, provided the wall is dry and the details are tight. Breathable finishes suit older masonry-backed stucco, barrier EIFS and walls with any doubt about trapped moisture.
We write the recommendation down with the reasons, so a board or ownership group can see why one system was chosen over the other.
| Factor | Elastomeric | Breathable |
|---|---|---|
| Film build | Thick, rubbery | Thin, mineral or acrylic |
| Hairline cracks | Bridges them | Needs crack repair first |
| Vapor drying | Slower | Faster |
| Best on | Dry, moving hard coat | Older or barrier walls |
| Look | Smooths fine texture | Keeps texture crisp |
How a facade coating project runs
Preparation takes more of the schedule than the coating itself, and it is what makes the coating last.
Survey & test
We walk every elevation, take moisture readings, run adhesion tests on the existing finish and mark cracks, joints and damaged areas.
- Elevation-by-elevation notes
- Adhesion tested
- Coating recommendation in writing
Repair & prepare
Damaged stucco is repaired, cracks are routed and filled, failed sealant is replaced and the wall is cleaned and primed where the system calls for it.
- Cracks routed and filled
- Joints resealed
- Surface cleaned and primed
Apply in phases
The coating goes on at the manufacturer’s specified thickness, one elevation at a time, with entrances and walkways kept usable.
- Film thickness checked
- Phased by elevation
- Final inspection walk

What our customers say
Homeowners and long-time commercial clients on working with ASR.
“Great attention to detail and workmanship. Really appreciate the effort to carefully caulk all stucco penetrations and amazingly good job of matching the stucco color since I had the stucco painted 5 years before.”
“We had a section of our wall that was crumbling, and I was worried the repairs would stand out. Not only did they fix the issue, but they matched the color and texture so perfectly that I honestly can’t tell where the damage was.”
“Excellent customer service and craftsmanship! I have used Darrin and the team several times and have never been disappointed!”
Facade coating questions
What property managers and boards ask before coating a stucco building.
Can elastomeric coating trap moisture in stucco?
Do we have to strip the old paint?
Will a coating hide cracks?
Can tenants stay open during the work?
Can you coat EIFS as well as stucco?

We will survey the building, test the existing finish and recommend a coating system with the reasons in writing.
