Stucco Maintenance Programs

Small facade problems are inexpensive when they are caught early and costly when they are found by a tenant. A maintenance program puts someone who knows stucco and EIFS on your walls on a schedule, with a written report after every visit.

  • Scheduled inspections
  • Sealant & joint renewal
  • Minor repairs handled
  • Reports for owners

For facility and property managers

Catch it on the walk, not in the ceiling

Most leaks we repair on commercial buildings started as something minor: a sealant joint that split at a window, a kick-out flashing that was knocked loose, a crack at a parapet cap, a hole left after a sign came down. Each was easy to fix when it appeared. Left for a few seasons, each one became wet sheathing, a stained ceiling tile or a call from a tenant.

Our maintenance programs are built around regular visits. We walk every elevation, check sealant joints, flashings, terminations and penetrations, take moisture readings at the locations most prone to leaks, and handle small repairs while we are there. You receive a report with photos, a list of findings ranked by urgency and budget guidance for larger items in the coming years.

Programs suit retail centers, fuel stations, hotels, office parks, self-storage and multifamily communities. Related services include sealant replacement and protecting existing systems.

What a program covers

Inside a maintenance visit

Each visit follows the same checklist, so conditions can be compared year over year.

Elevation inspection

Every wall walked from the ground and roof edges, with cracks, damage and stains logged by location.

Logged by elevation

Moisture checks

Readings at windows, parapets, roof-to-wall corners and other leak-prone details.

Trends tracked over time

Sealant & joints

Perimeter and expansion joints checked for splits, adhesion loss and hardening; failed lengths replaced.

First line of defense

Minor repairs

Small cracks, holes and dents repaired during the visit under pre-agreed limits.

Fixed while small

Cleaning

Low-pressure cleaning of mildew, dirt and rust staining with products safe for stucco and EIFS.

No high-pressure blasting

Owner reports

Photos, findings ranked by priority and a forward budget for larger work, shared through Jobber.

Choosing a visit schedule

The right frequency depends on the building's age, system type, exposure and past leak history. A newer drainable EIFS building in good condition needs less attention than an older barrier system with a history of window leaks.

We set the schedule with you after a baseline survey and adjust it as the reports show how the building is performing. Storm checks can be added to any level.

What our customers say

Homeowners and long-time commercial clients on working with ASR.

“We had numerous issues with the stucco on our newly constructed home… The stucco has a unique texture and is pigmented so we were really concerned about getting a good aesthetic match on the repairs… The stucco finish looks incredible and perfectly matches the house in color and texture.”

Questions & answers

Commercial maintenance questions

What managers, HOAs and owners ask before setting up a program.

Why does a commercial building need stucco maintenance?
Sealants age, flashings get damaged and small cracks open, and each is a water entry point. Regular inspections catch these while repairs are minor, protecting the substrate and avoiding interior damage and tenant disruption.
How often should commercial stucco be inspected?
Most buildings benefit from at least an annual inspection, with older or highly exposed facades checked in spring and fall. Adding a check after major storms is worthwhile for any building.
Do you maintain EIFS as well as stucco?
Yes. Our programs cover hard coat stucco, EIFS and Dryvit, including the sealant joints, flashings and terminations that most often need attention.
What do the reports include?
Each report includes photos, locations of findings, moisture readings at key details, what we repaired during the visit and a prioritized list of recommended work with budget guidance.
Can you work with our HOA or condo board?
Yes. We present findings to boards, help them plan work across budget years, and coordinate access with residents and management.
