Stucco in Chamblee

Old railroad town, new density

Chamblee began as a railroad stop and grew with the military installations and the airfield that later became Peachtree-DeKalb Airport. Much of the housing from the decades after World War II is brick or frame ranches, and stucco shows up mostly on additions and later remodels.

The newer Chamblee is denser. Around the MARTA station and along Peachtree Road, rows of townhomes and mixed-use buildings carry stucco and EIFS over wood framing, often several stories tall with balconies and rooftop terraces. These buildings are young, but we already find leaks at window heads, balcony ledgers and the transitions between stucco and other claddings.

On Buford Highway, shopping centers and restaurants with stucco and EIFS storefronts change tenants often, which leaves sign anchors, old penetrations and mismatched patches behind. Antique Row adds older commercial buildings that need gentle repair. Whether you own a townhome, manage a center or run a board, see kick-out flashing installation, filling stucco holes and modifying existing systems.

Every tenant change leaves sign bolts, conduit holes and patches that do not match, and each one is a way in for water.

Rooms added onto brick ranches crack and leak where the new stucco meets the old roof and masonry.

Questions & answers

Chamblee stucco questions

Questions from Chamblee homeowners, associations and commercial landlords.

Who issues building permits in Chamblee?
For property inside Chamblee's city limits, check with the City of Chamblee's development department. The city has grown through annexation, so if you are unsure, confirm whether your address is in Chamblee or unincorporated DeKalb County.
Our townhome association has leaks in several units. Who should we call first?
Start with a leak investigation before assigning repairs to owners or the association. We test the suspect windows, balconies and roof tie-ins and report where the water enters, which helps the board decide who handles what under its documents.
A tenant moved out and left holes from their sign. Can you make the wall look new?
Yes. We fill each hole to full wall thickness, rebuild the mesh where needed and blend the finish with custom pigment and aggregate, so the next tenant's sign goes on a clean, sealed wall.
Our townhome is less than ten years old. Can it already have water damage?
It can. Newer stucco and EIFS walls still leak when a flashing piece was skipped or sealant was left off a window. Stains, bubbling paint or soft spots near openings are reasons to test.
Can you add stucco to an addition on a brick ranch?
Yes. We lath and coat the new framing, tie it into the existing roof flashing and make the joint at the brick a proper movement joint, so the addition does not crack away from the house.
