Stucco in Atlanta

A city of every stucco era

Atlanta’s stucco runs the full range. Older neighborhoods have traditional cement stucco over masonry and wood lath, some of it patched many times. Homes built in the 1980s and 1990s often carry synthetic stucco or barrier EIFS with no drainage behind it. Newer infill houses, townhomes and commercial buildings use drainable EIFS and modern three-coat systems.

Each era fails in its own way. Barrier EIFS traps water at windows and roof lines. Old hard coat cracks where framing moves and where past repairs never bonded. Newer walls leak where a kick-out flashing or a sealant joint was skipped. Our job is to tell which one you have, and where the water is getting in, before anyone picks up a trowel. That usually means moisture readings at the windows and corners first.

We work for Atlanta homeowners and for the people who run commercial property: managers, boards and general contractors. See our residential and commercial services, or start with leak detection.

Local conditions

What Atlanta weather does to stucco walls

Long humid summers, heavy thunderstorms and the occasional hard freeze test every joint in a wall.

Wind-driven rain

Summer storms push water into window perimeters, roof-to-wall corners and open sealant joints.

Heat & UV

Sun breaks down sealants and fades finishes on south and west elevations first.

Mixed building stock

Intown homes, mid-century commercial and new mixed-use buildings often sit on the same block, each with different systems.

What our customers say

Georgia homeowners and commercial clients on working with ASR.

“Great attention to detail and workmanship. Really appreciate the effort to carefully caulk all stucco penetrations and amazingly good job of matching the stucco color since I had the stucco painted 5 years before.”

“We had a section of our wall that was crumbling, and I was worried the repairs would stand out. Not only did they fix the issue, but they matched the color and texture so perfectly that I honestly can’t tell where the damage was.”

Questions & answers

Atlanta stucco questions

Questions Atlanta homeowners and property managers ask us most.

Do I need a permit for stucco repair in Atlanta?
It depends on the scope. Small repairs often do not need one, while removing and replacing exterior cladding usually does. Check with the City of Atlanta Office of Buildings, or the county if you are outside city limits; we can help with the scope description.
My home is in a historic district. Can you still repair the stucco?
Yes. In Atlanta’s designated historic districts, exterior changes may need review by the city’s Urban Design Commission. Repairs that match the existing material and texture are the easiest to approve; check with the city before changing a finish or color.
How do I know if my Atlanta home has EIFS or hard coat stucco?
Tap the wall: EIFS sounds hollow and feels slightly soft because of the foam behind it, while hard coat is solid. The safest way is an inspection, which also tells you whether the system has drainage.
Can you work on an occupied commercial building?
Yes. We phase work by elevation, schedule around business hours where needed and keep entrances open, so tenants and customers can keep using the building.
How soon should a leak be looked at?
As soon as you see it. Water behind stucco keeps damaging sheathing and framing between storms, so an early repair is usually smaller and cheaper.
