From the closing table to the next sale
A stucco home usually needs our help at a few predictable moments. Before you buy, you want to know whether the walls are dry and what condition the system is in, ideally before the option period ends. Once you own it, you may need a stained corner repaired, a sealant joint renewed or a faded wall recoated. If you add a room, the new walls should look like they were always there. And when you sell, a buyer’s inspector will look closely at the stucco, so it pays to deal with issues first.
Each of those jobs calls for something a little different. An inspection relies on moisture readings and a clear written report. Repairs rely on finding the leak and matching texture and color. A recoat relies on preparation and repairs underneath. An addition relies on tying new lath and coats into the old wall without a visible seam.
We have done all of this for Georgia homeowners since 1999. Related pages: leak detection, stucco patching and repairs and replacement.

Four ways we help stucco homeowners
Pick the one that fits where you are. Many projects combine two or more.
Buying & selling inspections
Moisture readings and a visual review of the stucco, with written findings and photos you can share with agents.
Repairs
Cracks, stains, holes and water-damaged sections opened, rebuilt and blended into the existing finish.
Recoats
A fresh finish or coating over the whole house after repairs, for even color and renewed protection.
Additions & changes
New rooms, enclosed porches and changed openings finished in stucco that matches the original walls.
Fix it now or disclose it later
Sellers often ask whether to repair stucco before listing or let the buyer negotiate. A buyer who sees a stain or a high moisture reading in an inspection report tends to assume the worst, and the price conversation reflects that. A documented repair with photos usually reassures buyers more than a credit does.
If you are buying, the same logic works in reverse: an evaluation from a stucco specialist tells you what is really behind the report’s warnings. Either way, we give you findings in writing so everyone works from the same facts.
| Stage | Main question | What helps |
|---|---|---|
| Buying | Are the walls dry? | Moisture inspection |
| Owning | What needs attention? | Repairs and sealants |
| Improving | Will new match old? | Matched addition work |
| Selling | What will buyers find? | Pre-listing repairs |
