Stucco & EIFS Repair in Smyrna, GA

Smyrna has rebuilt itself around Market Village, and new townhomes now stand beside ranch houses from decades ago. Both kinds of wall leak, just in different places, and we know where to look.

Stucco in Smyrna

New construction beside older ranches

Much of Smyrna’s recent growth is townhomes, small-lot houses and mixed-use buildings near downtown and along the main corridors toward Cumberland. These are newer walls, often drainable EIFS or stucco on the lower floors with siding above. Even new buildings leak when a detail is skipped: we open walls where window flashing was lapped backwards, where weep screeds were buried by a patio pour, or where the stucco-to-siding joint was never sealed.

Older Smyrna neighborhoods have brick and frame ranch houses, some updated with stucco over brick or a stucco-clad addition. The trouble there is bonding and movement: stucco applied straight over painted brick lets go, and additions crack where they meet the original foundation.

Townhome owners also face a question single-family owners do not: who is responsible for the exterior, the owner or the association? We work for either. Read about window replacement in stucco walls, stucco over brick and fixing stucco cracks.

What fails on Smyrna walls

The building boom brought new details to get wrong, and the older houses have their own habits.

Townhome rows

Shared walls, stacked balconies and long roof lines mean one leak can affect two units, so we trace it before anyone assigns blame.

New-build window details

Windows installed without proper head and sill flashing are the most common leak we find on recent construction.

Flash it, then finish

Brick ranch makeovers

Stucco skimmed over old brick or tied onto an addition tends to crack and delaminate where bonding or movement was ignored.

“We had numerous issues with the stucco on our newly constructed home… The stucco has a unique texture and is pigmented so we were really concerned about getting a good aesthetic match on the repairs… The stucco finish looks incredible and perfectly matches the house in color and texture.”

Questions & answers

Smyrna homeowner and board questions

Questions we hear from Smyrna owners, associations and builders.

Do I need a permit for stucco repair in Smyrna?
Minor repairs usually do not, but cladding replacement and structural work may. The City of Smyrna handles permits inside city limits, while Smyrna addresses outside the city go through Cobb County; check with the city or county building department.
My townhome leaks. Is it my problem or the HOA’s?
That depends on your association’s documents, which spell out who maintains the exterior. We can inspect and give both you and the board the same findings, so the decision is based on where the water is actually entering.
Our Smyrna house is only a few years old. Why is the stucco leaking?
Recent walls usually leak at installation details: window flashing, kick-outs, covered weep screeds or open joints between stucco and siding. Those can be corrected without redoing the whole wall.
Can stucco go over the brick on my ranch house?
Yes, with the right preparation. Clean, unpainted brick can take a bonded base coat; painted or sealed brick needs lath and a full three-coat system. Skipping that step is why many brick makeovers peel.
Do you work on mixed-use and retail buildings?
Yes. We repair EIFS and stucco on storefronts and upper floors and schedule around residents and businesses.
