Stucco Resurfacing Without Tear-Off

A facade that looks tired is not always a facade that has failed. When the walls behind are dry and sound, a new finish coat or elastomeric recoat renews color and texture across the building at a fraction of the disruption of replacement.

  • New finish or recoat
  • Repairs made first
  • One uniform color
  • Phased around tenants

For owners and property managers

A new face for a sound wall

Commercial stucco and EIFS wear in visible ways. South and west elevations fade and chalk. Rust and dirt streak below fixtures and sills. Years of tenant changes leave sign outlines and mismatched patches. Fine cracks web across panels. None of that necessarily means water is getting in, but it does make a property look neglected to tenants and customers.

Resurfacing puts a new finished surface over the existing system. The key is that it comes after the repairs, not instead of them. We survey the facade for moisture first, repair cracks, damaged areas and failed joints, and only then clean, prime and apply the new finish. Resurfacing over a wet wall simply seals the problem in.

Options include a new acrylic or cementitious finish coat that restores texture, or an elastomeric coating that bridges fine cracks and sheds water. Either way, the building ends up with one even color and texture instead of a patchwork. See waterproofing coatings and EIFS finishes for more detail.

Facades that are ready to resurface

If walls test dry and show these problems, resurfacing is usually the right tool.

Fading & chalking

Sun-worn finishes that leave powder on your hand and look washed out on sunny elevations.

Color restored evenly

Staining & streaks

Rust runs, dirt tracks below sills and mildew on shaded walls that cleaning alone cannot remove.

Cleaned, then refinished

Patchwork walls

Years of patches, sign removals and touch-ups in slightly different colors and textures.

One consistent surface

Fine crack networks

Map cracking across panels that is cosmetic but lets moisture into the finish over time.

Bridged by the coating

Rebranding or repositioning

A new color scheme for a renovated center, a sale or a change in tenants.

New look, same walls

Dry, well-attached walls

The essential test: surveys show sound substrate and coats that are still bonded.

Choosing a resurfacing system

Finish coat or elastomeric recoat

A new finish coat rebuilds texture and is the closest match to the original look. An elastomeric coating is thicker and more flexible, better at bridging hairline cracks, but it changes the surface feel and must be compatible with the existing system so the wall can still release vapor where it needs to.

We recommend a system based on the wall type, the cracking pattern and the look the owner wants, always within the manufacturer's specification for the existing cladding.

Repairs first, then the surface

Each phase is scheduled by elevation so storefronts and entrances stay open.

Survey & repair

We test for moisture, then repair cracks, damaged areas, failed sealant joints and flashings so the new surface goes over a sound wall.

  • Moisture survey
  • Cracks and damage repaired
  • Joints renewed

Clean & prime

The facade is cleaned with methods suited to stucco and EIFS, rinsed, allowed to dry and primed where the system requires it.

  • Gentle cleaning
  • Dry before coating
  • Compatible primer

Apply & inspect

The new finish or coating is applied wall to wall, corner to corner, so there are no lap marks, then inspected elevation by elevation.

  • No mid-wall stops
  • Uniform color
  • Elevation sign-off

Questions & answers

Stucco resurfacing questions

What property managers and owners ask about refreshing a facade.

What is stucco resurfacing?
Resurfacing applies a new finish coat or coating over existing stucco or EIFS after repairs, without removing the system. It renews color and texture and can improve water shedding, but it only makes sense when the walls behind are dry and sound.
Can you resurface over EIFS?
Yes, using finishes and coatings compatible with the EIFS manufacturer's system. Damaged foam, mesh or base coat is repaired before the new finish goes on.
Is elastomeric coating right for every building?
No. Elastomerics bridge fine cracks well, but they must be compatible with the wall's need to release moisture. We choose between elastomeric and breathable products based on the system and its condition.
Can we change the building color when resurfacing?
Yes. Resurfacing is a good time for a new color scheme, and we can tint the finish to match a selected color or approved sample.
Will resurfacing hide old patches and sign outlines?
Applied wall to wall, a new finish covers mismatched patches and most sign shadows, giving a uniform appearance across each elevation.
