What a Stucco Job Really Costs

Two stucco jobs that look alike from the driveway can be very different underneath, which is why honest pricing starts with the wall, not a number per square foot. Here is what moves the cost up or down and how we build a quote.

  • Scope & size
  • Damage behind the wall
  • Access & height
  • Written, itemized quotes

Why prices vary

The wall decides the price

People often ask for a ballpark over the phone, and we understand why. The problem is that the biggest cost driver in most stucco work is something nobody can see from the outside: how much water has reached the sheathing and framing. A crack over dry sheathing is a small job. The same crack over rotted plywood means removing stucco, replacing substrate, installing new barrier and lath and rebuilding every coat.

Other factors are easier to spot. A one-story ranch with open lawn on every side is simpler to work on than a three-story house on a slope or a hotel elevation over an entrance. A plain sand finish is quicker to match than a smooth troweled one. Barrier EIFS, drainable EIFS and hard coat each have their own materials and steps.

That is why we price from an on-site evaluation, with moisture readings, and put the scope in writing. If you are comparing contractors, read choosing a stucco contractor; to understand the damage first, see leak detection.

Six things that move the price

Every stucco quote, ours included, is built from some combination of these.

Hidden damage

Wet or rotted sheathing and framing add removal, carpentry and rebuilding that a surface repair does not need.

The biggest unknown

Size and scope

The area involved and whether it is a spot repair, a section, a full elevation or a whole building.

Patch to re-clad

Access and height

Upper floors, steep grades, landscaping, roofs below the work and occupied entrances all affect setup.

Setup grows with height

System type

Hard coat, barrier EIFS and drainable EIFS use different materials, layers and repair methods.

Know what you have

Texture and color

Matching an unusual texture or faded color takes sampling; sometimes a full-elevation recoat blends better.

Matching takes time

Permits and extras

Larger re-clads may need a permit, and flashing, windows, sealants or paint can be part of the job.

Scope and cost

How scope changes the work involved

Instead of price ranges, which would mislead more than help, here is how the amount of work grows with scope. Each step adds labor, materials and curing time compared with the one before it.

Doing a job right once usually costs less over the life of the house or building than patching the same spot again every few years. We explain which level your wall needs and why, so you can weigh it with real information. For larger projects, see removal and replacement.

Our quoting process

How we build your quote

No guesses over the phone and no blank-check estimates. A quote should describe the work, not just the total.

Evaluate on site

We look at the wall, identify the system and take moisture readings so the quote reflects what is actually there.

  • System confirmed
  • Moisture mapped
  • Access reviewed

Write the scope

The quote lists areas, layers to be replaced, flashing and sealant work, finish matching and anything excluded.

  • Itemized work
  • Materials named
  • Exclusions stated

Approve & track

You review and approve the quote in Jobber. If opening the wall reveals more damage, you see photos and approve any change first.

  • Online approval
  • Change orders shown
  • Progress visible

What our customers say

Homeowners and long-time commercial clients on working with ASR.

“We had a section of our wall that was crumbling, and I was worried the repairs would stand out. Not only did they fix the issue, but they matched the color and texture so perfectly that I honestly can’t tell where the damage was.”

Questions & answers

Stucco cost questions

Straight answers about pricing, without the guesswork.

Can you give me a price over the phone?
Not responsibly. The cost depends on what is behind the stucco and on access, texture and system type, which we need to see. After an on-site evaluation you get a written, itemized quote.
Why is one stucco quote so much higher than another?
The higher quote often includes work the other leaves out, such as replacing wet sheathing, correcting flashing or matching the finish instead of painting over it. Compare scopes line by line.
What happens if you find more damage once the wall is open?
We stop, document it with photos and explain what we found. Nothing extra is done until you approve the change, which you can do in Jobber or in person.
Is it cheaper to repair or replace stucco?
Repair is usually less expensive when damage is limited. When wet substrate is widespread or the system has failed across a wall, replacement can be the better value because repeated repairs keep adding up.
Does commercial stucco work cost more than residential?
Commercial projects tend to be larger and often involve work at height, phasing around tenants and more documentation, which affects the scope. We quote each building on its own conditions. See commercial services.
