Stucco & EIFS Repair in Lilburn, GA

Lilburn’s neighborhoods are older than much of Gwinnett, and many homes have been remodeled more than once. We sort out stucco that was added, patched or refinished over the years and leave a wall that sheds water.

Stucco in Lilburn

Older homes, layered repairs

Many Lilburn subdivisions date from the 1970s and 1980s: ranches, split-levels and two-story traditionals, mostly brick and wood siding when new. Over the decades a lot of them picked up stucco through remodels, such as a stuccoed front over old siding, a sunroom addition, a refaced chimney or a basement with stucco on the exposed walls.

Remodel stucco is only as good as what is behind it. We regularly open walls where stucco went on with no weather barrier, no weep screed or no flashing where it meets the older materials, and the wood beneath has paid for it. Repairs here often mean cutting back to dry sheathing, replacing rotted wood, building the wall correctly and then matching a texture that was never standard to begin with.

Old Town Lilburn has newer construction around its main street, and the Highway 29 corridor is lined with retail and service buildings that need commercial stucco and EIFS repair. See carpentry and sheathing repair, stucco over brick and repair or replacement.

What we find

Behind the stucco on Lilburn homes

Older houses with newer stucco tend to share the same few problems.

Wood behind the wall

Damp sheathing and framing behind remodel stucco invite rot and termites. We repair the wood and coordinate with your pest control company.

Mismatched patches

Years of different contractors leave patches in several textures and colors, and they crack along their edges.

Split-level transitions

Where an upper story overhangs a lower one, or stucco meets brick, water collects unless the joint is flashed.

Reviews

What our customers say

Georgia homeowners and commercial clients on working with ASR.

“We had numerous issues with the stucco on our newly constructed home… The stucco has a unique texture and is pigmented so we were really concerned about getting a good aesthetic match on the repairs… The stucco finish looks incredible and perfectly matches the house in color and texture.”

Questions & answers

Lilburn stucco questions

What Lilburn homeowners and business owners want to know before we start.

Do I need a permit for stucco work on a Lilburn home?
Minor patching often does not need one; replacing cladding or repairing structural framing usually does. Homes inside Lilburn city limits go through the City of Lilburn, while unincorporated addresses go through Gwinnett County, so check with the city or county building department.
Can you put stucco over the old siding on my 1980s house?
Not directly. Stucco needs a proper substrate, weather barrier, lath and drainage at the base, so we remove or prepare the old cladding first and build a wall that can drain.
Why do the old patches on my house keep cracking?
Patches that were not cut back to sound material, or that used a mix unlike the surrounding stucco, never fully bond. We remove them, repair the base layers and refinish so the area blends in.
Will you repair the sheathing if it is rotten?
Yes. We replace damaged sheathing and, where needed, framing members before the stucco goes back on, and we photograph what we found.
Do you work on commercial buildings along Highway 29?
Yes. We repair stucco and EIFS on retail, restaurant and office buildings, and plan the work so businesses stay open.
