Protect the Stucco and EIFS You Already Own

A facade that is ten or twenty years old is usually not failing everywhere. It is failing at a handful of joints, flashings and worn spots. Catching those early costs far less than repairing the wet sheathing they lead to.

For owners & facility managers

Protecting a facade costs less than replacing one

Commercial stucco and EIFS age in a predictable order. Sealant joints harden and pull away first, usually on the sunniest elevations. Finish coats chalk and fade. Small impacts at walkways and loading areas open the base coat. Flashings that were adequate at construction get disturbed by roof work, signage changes and new equipment. None of this is dramatic, and all of it lets water in.

Protecting an existing system means finding these items while they are still small, then fixing them in a sensible order. We start with a condition survey of the whole building, record what we find by elevation with photos, and rank the work: active leaks and open joints now, worn coatings and cosmetic items later. Owners and boards get a document they can budget from, not a one-line quote.

We do this for retail centers, offices, hotels, self-storage facilities and multifamily properties across Metro Atlanta and North Georgia. Many owners pair the first round of work with a recurring maintenance program. Where joints are the main issue, see sealant replacement.

What protection includes

Four parts of an envelope protection plan

Most buildings need some of each. The survey tells us how much.

Condition survey

Every elevation inspected and probed, with findings recorded by location and photographed.

A plan to budget from

Sealant renewal

Hardened or split joints at windows, storefronts and transitions cut out and replaced with new backer rod and sealant.

Usually the first fix

Flashing corrections

Missing kick-outs, short head flashings and disturbed parapet caps rebuilt to send water out.

Small parts, big leaks

Protective coatings

A compatible finish or coating over repaired walls to restore color and cut water uptake.

After repairs, not instead
Priorities

How we rank survey findings

Not every item needs to be fixed this year. We sort findings so owners can spend on what protects the building first and plan the rest into future budgets.

If a survey shows widespread wet substrate, protection is no longer enough, and we will say so plainly and discuss system upgrades or replacement instead.

Our process

From survey to protected facade

The survey is the foundation of the work; everything after it is driven by what it finds.

Survey the building

We inspect each elevation, roof edge and opening, take moisture readings at joints and penetrations and photograph every finding.

  • All elevations walked
  • Moisture probed at joints
  • Findings photographed

Report & prioritize

You receive a written report with findings ranked by urgency and a scope you can approve in full or in phases through Jobber.

  • Ranked findings
  • Phased options
  • Approve online

Protect & document

We complete the approved work section by section, keep the building open, and update the record so the next survey starts from a known baseline.

  • Work phased by area
  • Tenants kept operating
  • Baseline for next survey

Questions & answers

Envelope protection questions

What property and facility managers ask about protecting existing facades.

How often should a commercial facade be surveyed?
Many owners have the building looked at every year or two, and after major storms or roof work. Sealant joints and flashings change faster than the stucco itself.
What usually fails first on commercial stucco and EIFS?
Sealant joints at windows, storefronts and material transitions. They harden and lose adhesion with sun exposure, and an open joint lets water straight behind the cladding.
Can protection work be phased over several budget years?
Yes. Our reports rank findings by urgency so urgent and high-priority items are handled first and the rest can be scheduled into later budgets.
When is protection not enough?
When moisture readings show wet sheathing over large areas, or the system has lost its bond. At that point sections need to be removed and rebuilt, and we will tell you so.
How do we schedule a survey?
Send the form or call (888) 592-1304. We arrange access with your team and deliver the written findings after the visit.
