Protection Coatings for Stucco and EIFS

Hard coat stucco and EIFS look alike from the street, but they are built very differently and tolerate different products. We match the coating or repellent to the system, so the protection does not cause a new problem.

Know your system first

Same look, different chemistry

Hard coat stucco is cement over lath. It is rigid, alkaline and porous, and it can take a wide range of masonry coatings and penetrating repellents. EIFS is a thin reinforced base coat and acrylic finish over foam insulation board. It flexes, it is not alkaline in the same way, and the foam behind it can be damaged by solvents and by heat building up under very dark colors.

That difference drives every product choice. A silane or siloxane repellent can soak into cement stucco and leave no visible film. The same treatment does little on an acrylic EIFS finish, which is better served by a recoat with an EIFS-compatible finish or coating. Elastomerics suit many stucco walls but need care on older EIFS that has no drainage, because they slow drying.

For homeowners, the right choice keeps a house looking fresh without trapping water. For property managers, it keeps the facade within what the system manufacturer expects. Not sure which system you have? An inspection answers that, and our EIFS and hard coat stucco pages explain the difference.

Protection options

Four ways to protect a finished wall

Each one fits some walls and not others. We explain which apply to yours.

Penetrating repellents

Clear treatments that soak into cement stucco and masonry and cause rain to bead, with no change in color or sheen.

Best on hard coat

Elastomeric coatings

Thick, flexible films that bridge hairline cracks on stucco; used on EIFS only where the wall can still dry.

Crack bridging

Breathable finishes

Mineral and acrylic coatings that cut water uptake while letting vapor escape, suited to older walls of either type.

Lets the wall dry

EIFS finish recoats

A fresh coat of EIFS-compatible finish or coating that restores color and texture on faded or chalky EIFS.

Compatibility guide

What each system can take

Color is part of compatibility too. Very dark colors absorb heat, which can soften and distort foam behind EIFS; manufacturers limit how dark an EIFS finish can go. Stucco is more forgiving, though dark colors show chalking and fading sooner on sunny elevations.

We bring color samples and, for a whole-wall change, apply a test area so you can see it in real light before deciding.

Our process

Choosing and applying the right protection

The product decision comes from the wall, so the first visit is about identifying what you have.

Identify the system

We confirm whether each wall is hard coat, synthetic stucco, barrier EIFS or drainable EIFS, and check for moisture and damage.

  • System confirmed
  • Moisture checked
  • Existing finish tested

Select product & color

We recommend a compatible coating or repellent, explain why, and help you pick a color within the system’s limits.

  • Compatible product chosen
  • Samples on the wall
  • Color within limits

Repair & apply

Cracks, dents and failed joints are repaired first; then the protection goes on at the specified rate and we inspect the result with you.

  • Repairs completed first
  • Correct coverage
  • Final inspection

Questions & answers

Protection coating questions

Common questions from homeowners and building owners.

Can I use a clear water sealer on EIFS?
It usually does little, because EIFS already has an acrylic finish that sheds water. Faded or porous EIFS is better served by a recoat with a finish made for EIFS.
Why can’t EIFS be painted a very dark color?
Dark finishes absorb more heat, and the foam board behind EIFS can soften or distort at high surface temperatures. Manufacturers set limits on how dark the finish can be.
Is a water repellent enough for stucco?
On a sound hard coat wall with no open cracks with tight flashing and joints, a penetrating repellent can work well. It does not bridge cracks or fix leaks at windows and roof lines.
Is this service for houses or commercial property?
Both. We coat stucco and EIFS houses as well as offices, hotels, retail and multifamily buildings. Commercial owners can also see commercial coating systems.
How do I find out which system my building has?
Call (888) 592-1304 or send the form. We identify the system on site, often at a light fixture or a damaged spot, and recommend protection that suits it.
