Waterproof Coatings for Your Home’s Walls

Your house may have stucco on the upper walls, a parged block foundation below and a brick or concrete porch in between. Each of those surfaces handles water differently, so we coat each one with a system suited to it.

For homeowners

One house, several surfaces to protect

Water treats the bottom of a house harder than the top. Foundation walls and the lowest course of stucco take splash-back from rain, sprinkler overspray and soil that stays damp after every storm. Upper walls mostly deal with wind-driven rain and sun. A single paint over everything rarely serves both.

On stucco walls, a coating reduces how much water the finish absorbs and can bridge fine shrinkage cracks. On the exposed part of a block or poured foundation, a cementitious parge coat or masonry coating protects the surface and gives it a clean, uniform look. Concrete and brick at porches, steps and garden walls can take a penetrating water repellent that keeps the natural appearance.

Before any coating goes on, we look at why the surface got wet in the first place. Gutters that dump at the wall, soil piled against the weep screed and missing kick-out flashing are common culprits, and no coating outlasts them. We repair cracks and damaged stucco first, match the existing texture, and then coat. For a broader look at keeping water out, see stucco waterproofing.

Where we coat

Coatings for each part of the house

We choose the product for the surface and the exposure, not one bucket for the whole job.

Stucco walls

Elastomeric or breathable finish coats that cut absorption and refresh faded color across whole elevations.

Upper and lower walls

Foundation parge

Cement parge coats over exposed block or poured foundations, patched and textured to hide form lines and repairs.

Above grade only

Base of wall

Extra attention to the bottom few feet of stucco, where splash-back and wet soil keep the finish damp.

Where damage starts

Concrete & brick

Penetrating repellents for porches, steps, garden walls and chimneys that keep a natural look.

No film, no sheen

Crack repair first

Hairline cracks filled and wider cracks routed and reinforced so they do not show through the new coat.

Prep under every coat

Color & texture

Coating colors chosen with you, and patched areas textured to match before the finish goes on.

Uniform finished look
Choosing a coating

Which coating suits each surface

A homeowner’s main choice is between a film that sits on the surface and a treatment that soaks in. Films give color and crack bridging; penetrating repellents keep the original look and let the material breathe freely.

The coatings on this page cover the parts of the foundation and walls you can see. Waterproofing below grade, behind the backfill, is a different scope that we discuss case by case after the evaluation.

Our process

Coating a home, step by step

Most homes are coated in a few working days once repairs are done, weather permitting.

  • Moisture at the base checked
  • Gutters and grading noted
  • Coating plan by surface

Repair & clean

Cracks and damaged stucco are repaired and textured, foundation defects are patched, and surfaces are cleaned so the coating can bond.

Coat & review

Each surface gets its coating at the specified rate, with landscaping and windows protected, and we walk the house with you at the end.

Stucco looking faded or stained low on the wall?

That is often a moisture sign worth checking before you repaint.

“We had numerous issues with the stucco on our newly constructed home… The stucco has a unique texture and is pigmented so we were really concerned about getting a good aesthetic match on the repairs… The stucco finish looks incredible and perfectly matches the house in color and texture.”

Questions & answers

Home coating questions

What homeowners ask before coating stucco, concrete or masonry.

Can I just paint my stucco house?
You can, but ordinary exterior paint can trap moisture or peel on stucco. A coating made for masonry, applied over repaired cracks, holds up far better. See stucco paint for the differences.
Can you coat my foundation walls?
Yes, the exposed part above the soil. We patch cracks and spalls, then apply a cement parge or masonry coating so the foundation looks uniform and sheds water better.
Why is my stucco darker near the ground?
The base of the wall stays wet longer from splash-back, sprinklers and soil contact. Dark staining there is a sign to check grading, the weep screed and moisture levels before coating.
Will a coating change the texture of my stucco?
Thick elastomeric coatings soften fine textures slightly; breathable finishes keep them sharper. We show you samples on your wall so you can see the difference before choosing.
How do I get a price?
Send the form or call (888) 592-1304. After an on-site visit you receive a written quote you can review and approve online in Jobber.
