Stucco in Woodstock

A fast-growing town with walls of every age

Woodstock’s housing boom started with the Towne Lake area, where many homes from the late 1980s and 1990s were built with synthetic stucco on the front or on every side. Those houses are now old enough that original sealant has failed, and the problems we find are familiar: soft sheathing below windows, wet foam where the stucco runs into the driveway or a patio, and cracking where the garage meets the main house.

Downtown Woodstock tells a newer story. The blocks around Main Street have filled in with townhomes, apartments over shops and restaurants, many using drainable EIFS or stucco on the lower floors. These walls are still young, but early leaks show up at balcony connections, storefront heads and roof terraces where several trades met.

Out along Highway 92, Interstate 575 and the Ridgewalk area, retail centers, medical offices and hotels add commercial EIFS that takes sun, impacts and heavy rain. Explore how EIFS works, stucco flashing and termite-related stucco issues.

Woodstock walls by generation

When a wall went up tells us a lot about where it is likely to leak.

First-wave subdivisions

Synthetic stucco homes from the early growth years need joint replacement, sill repairs and a check of every wall that meets concrete.

Look low and at sills

Foam at grade

Foam-backed walls that run into soil or mulch hide insect activity and wick moisture, so we cut them back and work with your pest control company.

Clearance above grade

New downtown buildings

Mixed-use blocks near Main Street can leak early at balconies, terraces and storefront heads where several trades overlapped.

“We had numerous issues with the stucco on our newly constructed home… The stucco has a unique texture and is pigmented so we were really concerned about getting a good aesthetic match on the repairs… The stucco finish looks incredible and perfectly matches the house in color and texture.”

Questions & answers

Woodstock stucco and EIFS FAQ

Questions from Woodstock homeowners, HOAs and commercial owners.

Is my Woodstock address in the city or in Cherokee County?
Not every Woodstock mailing address is inside city limits; parts of the Towne Lake area and other neighborhoods are unincorporated Cherokee County. Permits come from the City of Woodstock or Cherokee County accordingly, so check with the right building department before larger work.
Does my Towne Lake HOA have to approve stucco work?
Repairs that match the existing finish rarely need approval, but a new color or a full recoat usually goes to the architectural committee. Check your covenants; we can supply samples for the request.
Our downtown Woodstock townhome is new but leaking. What now?
Document it and have the wall tested. Early leaks on new buildings are usually installation details at balconies, windows or roof connections, and findings in writing help when talking to the builder or association.
Should I replace old synthetic stucco or repair it?
If most of the wall tests dry, targeted repairs plus new sealant and a recoat are usually the sensible path. Widespread wet sheathing points toward replacing sections, sometimes with a drainable system.
Do you take on commercial EIFS work along Highway 92?
Yes. We repair, re-seal and recoat EIFS on retail, office and hospitality buildings, scheduled around tenants and traffic.
