Stucco in Kennesaw

Busy corridors, quiet streets

Kennesaw’s commercial core runs along Barrett Parkway, Chastain Road and the I-75 exits, where hotels, shopping centers and restaurants sit close together around Town Center. Near Kennesaw State University, apartment and student housing buildings add multifamily walls in large numbers, many finished with EIFS or stucco on upper floors and parapets. These buildings see hard use and need regular sealant and coating work to stay tight. Balcony edges, parapet caps and the joints around every window are where we usually find water first, long before residents report a stain.

The residential side is just as large. Legacy Park and the many subdivisions around it hold homes where stucco appears on front elevations, columns and chimneys, usually alongside brick or siding. On those houses the weak points are the transitions: stucco to siding at the corners, stucco to roof at the porch, stucco to stone at the base. Closer to the old depot, downtown Kennesaw has older commercial buildings and newer infill with their own repair needs.

We handle both: phased repair and joint sealant work for managers, and stucco repair for homeowners. Coating questions are covered on our waterproofing coatings page.

Managing walls at Kennesaw scale

Larger properties need a plan, not a string of one-off patches.

Condition surveys

We walk each elevation, record sealant condition, cracks and moisture readings, and give managers a prioritized list.

Know what to fix first

Phased schedules

Work is split by building or elevation and timed around move-in season, events and busy weekends.

Keep the property running

Protective coatings

After repairs, an elastomeric or breathable coating renews faded EIFS and stucco and evens out patch colors.

What our customers say

Georgia homeowners and commercial clients on working with ASR.

“We had a section of our wall that was crumbling, and I was worried the repairs would stand out. Not only did they fix the issue, but they matched the color and texture so perfectly that I honestly can’t tell where the damage was.”

Questions & answers

Kennesaw stucco questions

For apartment and hotel managers, retail owners and Kennesaw homeowners.

Does Kennesaw require a permit for stucco or EIFS repairs?
Larger re-cladding usually needs a permit, while minor patching often does not. Properties inside city limits go through the City of Kennesaw and unincorporated addresses go through Cobb County, so check with the city or county building department.
Can you repair EIFS on an occupied apartment building near KSU?
Yes. We give residents notice, work one area at a time, keep walkways open and stage access to limit disruption.
What should I check on the stucco front of my Kennesaw home?
Look at the sealant around windows and doors, the corners below windows and where a roof meets the wall beside the porch or garage. Staining, soft spots or cracks there are worth a moisture check.
Our hotel’s EIFS looks chalky and faded. Does it need replacing?
Usually not. If the base coat and foam are sound, repairs plus a new finish or compatible coating restore the look; we test for moisture first so a coating does not seal in a problem.
Do you offer ongoing maintenance for Kennesaw properties?
Yes. Managers can set up periodic inspections, sealant renewal and minor repairs, with quotes and progress available online through Jobber.
