Stucco Repair That Fixes the Cause

A crack or a stain is usually the visible end of a water problem. We find where the water gets in, replace what is damaged behind the wall, and rebuild the stucco so the repair disappears into the rest of the surface.

Repair, not cover-up

Why a quick patch comes back

Caulk and a coat of paint can hide a crack for a season. If rain has been getting through it, the sheathing and framing behind the stucco stay wet, and the problem returns as stains, bubbling, soft spots and eventually rot.

A real stucco repair cuts back to dry, sound material. We replace wet sheathing, install new weather barrier and lath, tie the new work into the surrounding layers and correct the flashing or sealant joint that let water in. Then we rebuild the base and finish coats and blend the texture and color with custom pigment and aggregate, so you see a wall, not a patch.

We do this on single-family homes and on commercial buildings, from a storefront hit by a cart to a hotel elevation with failed window perimeters. If you are not sure how far the damage goes, start with leak detection; for EIFS walls see EIFS repair.

What we repair

Common stucco repairs

Every repair starts with one question: is water involved? The answer decides how deep the repair has to go.

Cracks

Hairline, spider-web and stair-step cracks routed, reinforced and refinished so they do not telegraph back through.

Hairline to structural

Water damage & stains

Wet sections opened, sheathing replaced and the leak closed at the window, door, roof line or joint.

Source found first

Holes & impact damage

Damage from storms, vehicles, ladders and removed fixtures rebuilt in layers to full wall thickness.

Built back to spec

Delamination & bulging

Coats that have let go of the lath are removed and rebuilt with proper attachment and bond.

No loose stucco left

Roof-to-wall leaks

Missing or short kick-out flashings are a frequent leak source; we add them and repair the wall below.

Small part, big damage

Rot & termite damage

Damaged framing and sheathing replaced, with the pest control company handling treatment.

Substrate repaired too
Patch, recoat or replace

Choosing the right repair scope

Small, dry repairs can be blended into the finish around them. When a wall carries many old patches, has faded unevenly or has a texture that is hard to match, recoating the whole elevation gives a uniform result. Widespread wet substrate is a different job: those sections come off and are rebuilt.

We explain which approach fits your wall, and why, before work starts. If opening the wall shows more damage than expected, you see photos and approve any change first, in Jobber or in person.

Our process

How a stucco repair works

Small repairs take a day or two on site; larger ones are spread out to let each coat cure.

Test & map

We take moisture readings around the problem area to find the edges of the damage before cutting anything.

  • Probe readings mapped
  • Leak path identified
  • Photos for your records

Open & rebuild

Damaged stucco and substrate come out until we reach dry material. New sheathing, weather barrier and lath go in, lapped correctly.

  • Wet sheathing replaced
  • Flashing corrected
  • Weep and joints restored

Coat & match

Base and finish coats are applied and cured, then texture and color are matched to the surrounding wall.

  • Each coat cured
  • Texture matched by hand
  • Final walkthrough

Seeing stains or soft spots?

Don’t wait for the next storm. An inspection shows how far the damage goes.

“Great attention to detail and workmanship. Really appreciate the effort to carefully caulk all stucco penetrations and amazingly good job of matching the stucco color since I had the stucco painted 5 years before.”
Alan W.Customer letter
“We had a section of our wall that was crumbling, and I was worried the repairs would stand out. Not only did they fix the issue, but they matched the color and texture so perfectly that I honestly can’t tell where the damage was.”

Questions & answers

Stucco repair questions

What homeowners and property managers ask us before a repair.

Can a stucco repair be made invisible?
Usually it can be blended so it is very hard to find. We match the texture by hand and mix the color with custom pigment and aggregate. On walls that have faded or carry many patches, recoating the full elevation gives the most uniform result.
Should I caulk stucco cracks myself?
Caulk is a short-term stopgap for a hairline crack at best. It does nothing for water that is already behind the wall and it is hard to hide later. If a crack is wider than a credit card or has staining around it, have it looked at.
What causes stucco to crack?
Normal shrinkage and settling cause fine cracks. Wider cracks usually come from movement at framing joints, missing control joints, impacts, or water that has softened the substrate behind the stucco.
Do you repair stucco on commercial buildings?
Yes. We repair stucco and EIFS on hotels, retail centers, offices, self-storage and multifamily buildings, and we plan the work around tenants and business hours. See our commercial services.
How do I get a quote?
Send the form or call (888) 592-1304. After an on-site evaluation you get a written scope, and you can review and approve the quote online through Jobber.
