What stucco really needs

Low maintenance is not no maintenance

The stucco itself asks for very little. What needs care are the joints and transitions where the wall meets everything else: windows, doors, roof edges, light fixtures, hose bibs, vents and the ground. Those are where sealants age, flashings shift and water finds its way behind the finish.

Cleaning is the other half, and it is where well-meant efforts often cause harm. A pressure washer held close can etch the finish, force water through hairline cracks and gouge soft EIFS. The safer method is a low-pressure rinse, a soft brush and a cleaner made for stucco or EIFS, working from the bottom up and rinsing from the top down so streaks do not set.

We provide each of these services individually or as part of a scheduled visit, for homeowners and for commercial properties. Commercial clients who want a formal program should see commercial maintenance programs; homeowners can use our home maintenance checklist.

How often

A practical maintenance schedule

Use this as a guide and adjust for exposure. Walls facing storms, shaded walls that stay damp and buildings with a leak history need more frequent attention than sheltered, sunny elevations.

Owners can handle the quick visual checks themselves. The inspection, sealant and flashing work benefits from someone who knows what failure looks like on stucco and EIFS.

Inspect, clean, then protect

The order matters: problems are found before cleaning hides them, and repairs go on clean walls.

Inspect

We look at the walls dry and dirty first, since stains often show where water runs, then take readings at windows, corners and penetrations.

  • Stain patterns read
  • Readings at details
  • Findings photographed

Clean gently

Walls are wetted, washed with a cleaner suited to the system using soft brushes and low pressure, then rinsed thoroughly from the top.

  • Low pressure only
  • System-safe cleaners
  • Plants protected

Repair & seal

Once dry, small cracks and holes are repaired, failed sealant is replaced and flashings are corrected so the wall goes into the next season tight.

  • Sealant renewed
  • Small repairs matched

What our customers say

Homeowners and long-time commercial clients on working with ASR.

“Great attention to detail and workmanship. Really appreciate the effort to carefully caulk all stucco penetrations and amazingly good job of matching the stucco color since I had the stucco painted 5 years before.”

“We had a section of our wall that was crumbling, and I was worried the repairs would stand out. Not only did they fix the issue, but they matched the color and texture so perfectly that I honestly can’t tell where the damage was.”

Questions & answers

Maintenance and cleaning questions

What homeowners and building managers ask about looking after stucco and EIFS.

Can I pressure wash stucco?
Only at low pressure with a wide fan tip held well back from the wall. High pressure can erode the finish, push water through cracks and damage EIFS. A garden hose, soft brush and a stucco-safe cleaner are usually enough.
How do I remove mildew from stucco?
Use a cleaner made for masonry or EIFS that targets mildew and algae, apply it to a wetted wall, brush gently and rinse well. Avoid harsh acids, which can etch cement-based finishes. Recurring mildew on a shaded wall is a sign the wall stays damp.
How often should sealant around stucco be replaced?
Sealant life depends on the product and exposure, so we inspect joints regularly and replace them when they split, pull away from the edge or harden. South and west walls usually fail first.
Is EIFS maintained differently from hard coat stucco?
The tasks are similar, but EIFS is softer and more easily dented or gouged, so cleaning must be gentler and impact damage should be repaired quickly to keep water out of the foam.
Can you schedule maintenance visits for me?
Yes. We can set up recurring visits, and you can follow each one and read the findings in Jobber. Call (888) 592-1304 or send the form to get started.
