Stucco in Marietta

The Square, East Cobb and everything between

Marietta itself centers on the Square, with historic homes along Church Street, Cherokee Street and Kennesaw Avenue and neighborhoods spreading out toward Whitlock Avenue and Kennestone. Beyond city limits, a Marietta address can mean East Cobb or West Cobb, and East Cobb in particular has a large stock of 1980s and 1990s homes built with synthetic stucco, much of it barrier EIFS.

Many of those East Cobb houses are now thirty or more years old. Some have been inspected, repaired or retrofitted; others still have original details at windows, decks and roof lines that were never designed to drain. A careful moisture survey comes first, followed by repairs that close the entry points instead of covering the stains.

Commercial walls matter just as much here: hotels and shopping centers along Cobb Parkway and I-75, medical offices near the hospital and older buildings near the Square. See EIFS repair, stucco flashing and system upgrades.

Questions & answers

Marietta stucco questions

Questions from Marietta homeowners, historic-house owners and commercial managers.

Is my Marietta home inside the city or in unincorporated Cobb?
Many homes with a Marietta address, including most of East Cobb, are in unincorporated Cobb County. That matters for permits: the City of Marietta handles properties inside city limits and Cobb County handles the rest, so check with the right building department before major work.
Do Marietta’s historic districts restrict stucco repairs?
Owners in the city’s local historic districts, such as Church-Cherokee Streets, Kennesaw Avenue and Forest Hills, need Historic Preservation Commission approval for facade changes and exterior renovations, and downtown buildings go through the Historic Board of Review. A matching repair is easiest to approve; ask the city before changing materials or color.
My East Cobb house has original synthetic stucco. Should I be worried?
Not automatically. Many of these homes are fine, but barrier EIFS has no drainage, so a moisture inspection is the only way to know. If readings are high, repairs are usually localized at windows, decks and roof lines.
Can an older EIFS system be upgraded with drainage?
In some cases, yes, especially when a larger section is being replaced. Otherwise we focus on new flashings, kick-outs and sealant joints, which address most leak paths.
Do you repair hotels and shopping centers in Marietta?
Yes. We repair EIFS and stucco, replace sealant joints and apply coatings on occupied commercial buildings, phasing work to keep guests and customers moving.
