Stucco & EIFS Repair in Dacula, GA

Dacula grew fast, and many of its houses went up in a hurry. We find the leaks builders left behind at stone-to-stucco transitions, roof lines and windows, then repair the wall and match the finish.

Stucco in Dacula

Young houses, early leaks

Most of Dacula’s housing is recent. Subdivisions around Hamilton Mill, Hog Mountain and Harbins filled in from the 1990s on, and building continues along the roads off Highway 316. On many of these homes stucco is an accent rather than the whole skin: a front elevation, a water table above stone veneer, column wraps, a gable or a chimney chase, with siding on the sides and back.

Those mixed walls are where trouble starts. Every place stucco meets stone, siding, a roof or a window is a joint that depends on flashing and sealant done right the first time. When a kick-out flashing was left off or a sealant bead was skipped behind the trim, water can soak the sheathing for years before a stain shows inside. A house that is ten or fifteen years old is not too new to have rot behind the finish.

We also work on Dacula’s commercial buildings: retail centers, offices and the newer storefronts along the main roads. Learn more about kick-out flashing installation, leak detection and our commercial services.

Local conditions

Where Dacula walls take on water

Three conditions we see again and again on homes and buildings in the Dacula area.

Stone meets stucco

Manufactured stone over a stucco base needs a weep screed and a gap above grade. Without them, water wicks up into the wall and stays there.

Check the bottom edge

Builder-grade windows

Nail-fin windows that relied on a bead of sealant alone start leaking at the bottom corners once that bead dries out and cracks.

Corners fail first

HOA covenants

Many Dacula subdivisions control exterior colors and materials, so a repair should match what the architectural committee approved.

Questions & answers

Questions from Dacula owners

What Dacula homeowners, boards and building owners ask before a stucco repair.

Who issues permits for stucco work in Dacula?
It depends on where the property sits. Inside city limits, permits go through the City of Dacula; many homes with a Dacula mailing address are in unincorporated Gwinnett County, where the county’s Planning and Development department handles them. Check with the city or county building department before cladding is removed and replaced.
Does my HOA need to approve a stucco repair?
A repair that matches the existing color and texture usually needs no new approval, but repainting in a new color or switching materials often does. Read your covenants or ask the architectural committee first; we can supply a written scope for their review.
My house is only twelve years old. Can it really have hidden water damage?
Yes. A missing kick-out or a dried-out sealant joint can let water in from the first year, and the damage builds slowly inside the wall. Moisture readings at roof lines and window corners tell us quickly whether the sheathing is wet.
Why is there a stain on the stucco just above my stone veneer?
Often the stone and stucco are holding water at the transition, where a weep screed or drainage gap was left out. We measure the moisture there and correct the detail rather than simply cleaning the stain.
Do you work on commercial buildings in Dacula?
Yes. We repair stucco and EIFS on retail, office and other commercial buildings with entrances kept open, and owners can review quotes and follow progress online through Jobber.
