Stucco Repairs & Replacement
When your home's stucco is damaged, the big question is how much of it has to come off. We answer that with moisture readings and what we find behind the wall, so you replace only what is truly failing and keep everything that is sound.
- Clear repair-or-replace advice
- Moisture readings & photos
- Sections or whole walls
- Matched to your house

Patch it, or take the section off?
Most stucco homes we visit do not need new stucco everywhere. They need the right sections replaced and the rest left alone. The trouble is that from the outside, a wall with a small leak and a wall with rotted sheathing across half its width can look much the same.
That is why our advice starts with data. We take moisture readings in a grid around windows, doors, roof-to-wall corners and the bottom of each wall. Dry readings with surface damage point to repair. High readings over a wide area, soft sheathing or framing decay mean the stucco in that zone has to come off so the wood behind it can be replaced and the leak corrected.
Replacement does not have to mean the whole house. We often replace one elevation, the area under a roof line or the wall around a set of windows, then tie the new stucco into the old and blend the finish. If the house has barrier EIFS with widespread moisture, we will talk through options, including fiber cement siding on some walls. For smaller fixes see stucco repair.

When patching is not enough
Any one of these on your home is a reason to look behind the stucco before choosing a repair.
Wet readings over a wide area
High moisture that spreads well beyond a crack or window means sheathing is likely saturated.
Soft or spongy wall
Stucco that flexes when pressed has usually lost the solid backing behind it.
Bulging or loose coats
Stucco pulling away from the lath across a section cannot be reattached reliably.
Repeat repairs
If the same spot has been patched two or three times, the cause behind it was never fixed.
Rot or insect damage
Decayed framing or sheathing must be cut out; the pest control company treats while we rebuild.
Interior water stains
Damage on drywall, trim or floors next to an exterior wall shows water has gone all the way through.
Repair vs. replace at a glance
The right answer depends on what is behind the surface, which is why we sometimes open a small inspection cut before finalizing a scope. If the readings and the cut agree the wall is dry, a repair is the sensible choice.
When replacement is needed, you get photos of what we found and a clear boundary for the work. If opening the wall reveals more damage than expected, we show you before going further, through Jobber or on site.
| Condition | Repair | Replace section |
|---|---|---|
| Surface crack, dry readings | Yes | No |
| Leak at one window, local damage | Yes, with flashing | Rarely |
| Wet across most of a wall | No | Yes |
| Loose or bulging coats | Small spots only | Usually |
| Rotted framing or sheathing | No | Yes |
How we decide with you
You see what we see at every stage, so the scope never feels like a mystery.
