Three generations on one street
Walk a few blocks in Decatur and you pass houses from the 1910s, 1920s and 1930s next to infill built in the last twenty years. Most of the older homes are wood or brick, but the city has its share of Tudor and Spanish-influenced houses with original stucco, and plenty of later additions where stucco was used to tie a new room to an old one.
Old stucco and new stucco do not behave the same. Early mixes are usually softer, and patching them with a hard modern mortar can make the old material crack around the repair. Newer homes and the condo and mixed-use buildings around the square often use EIFS or three-coat stucco over sheathing, where the risk is water getting behind the finish at windows, balconies and parapets.
Owners of historic houses, infill homes and commercial property all want the same thing from us: a clear answer about where the damage starts. See traditional finishes, EIFS repair and patching and blending.
| Building | Typical wall | What we check first |
|---|---|---|
| 1910s–1930s homes | Early stucco over masonry or lath | Bond, cracks, patch compatibility |
| Additions | Stucco tied to old siding or brick | Joints where new meets old |
| Infill homes | Three-coat stucco or EIFS | Windows, kick-outs, weep screed |
| Downtown mid-rise | EIFS and stucco facades | Balconies, parapets, sealant |

Stucco Repair
A crack or a stain is usually the visible end of a water problem.

EIFS Repair
A dent in EIFS is more than cosmetic once the mesh is broken, and a dark streak below a window often means wet foam.

Leak Detection
Water behind stucco can travel several feet before it shows up as a stain, and sometimes it never shows at all.

Exterior Joint Sealants
A commercial facade has hundreds of linear feet of perimeter and control joints, and each one is designed to stretch and compress.

Kickout Flashing
Where a lower roof ends against a stucco wall, a small bent piece of metal decides whether rain runs into the gutter or down inside your wall.
Learn moreWorking within Decatur’s rules
Decatur is a small city with its own building and preservation process, and that shapes how exterior work gets done here.
Local historic districts
The MAK, Clairemont Avenue, Old Decatur, Parkwood and Ponce de Leon Court districts have design review for exterior work.
Tight lots
Houses sit close together on narrow lots, so staging, ladders and protecting a neighbor’s yard all take planning.
Around the square
Condo, office and mixed-use buildings downtown need work phased around residents, shops and busy sidewalks.
Not sure you are inside a district?
The city’s planning staff can tell you. We write repair scopes that describe materials and finishes clearly enough for review.
