Stucco in Buckhead

High-value walls, high expectations

Buckhead is part of the City of Atlanta, but its building stock is its own. Wooded residential streets off West Paces Ferry and around Tuxedo Park hold estate homes in Mediterranean, French and traditional styles, many finished in hard coat stucco with carved trim, quoins and balustrades. Closer to Peachtree Road and Lenox, the skyline is condo towers, hotels and office buildings clad in EIFS and stucco.

On the residential side, owners expect a repair they cannot find afterward. That means matching the texture and color across a large elevation and rebuilding moldings to the original profile. Leaks in these homes often start at complicated roof lines, balconies and terraces over living space, where several trades met and one detail was missed.

On the commercial side, the work is about scheduling and access as much as stucco: phasing repairs around residents and guests, and documenting conditions for boards and managers. We do both. See stucco molding, stucco patching and removal and replacement.

Who calls us in Buckhead

Each group has different stakes, and we plan the work around them.

Estate homeowners

Large hard coat homes with moldings, terraces and copper or slate roofs, where water at a roof-to-wall joint can travel far before it shows.

Profiles and textures rebuilt

Townhome and condo boards

Associations with many units on one envelope need a condition survey, priorities and a phased plan the board can budget for.

Towers and hotels

High-rise EIFS and stucco along Peachtree Road need joint renewal and repairs that keep entrances, lobbies and drop-offs open.

What our customers say

Georgia homeowners and commercial clients on working with ASR.

“We had a section of our wall that was crumbling, and I was worried the repairs would stand out. Not only did they fix the issue, but they matched the color and texture so perfectly that I honestly can’t tell where the damage was.”

Questions & answers

Buckhead stucco questions

What Buckhead owners, boards and managers ask us.

Is Buckhead its own city for permits?
No. Buckhead is a district of the City of Atlanta, so permits for cladding work go through the City of Atlanta Office of Buildings. Minor repairs may not need a permit; removing and replacing stucco usually does.
Are there historic districts in Buckhead?
Some Buckhead neighborhoods, such as Brookwood Hills, carry a City of Atlanta historic designation, and exterior work there may need review by the Urban Design Commission. Several others are listed on the National Register. Check the property's status with the city before changing a finish or color.
Can you match the stucco on a large custom home so the repair disappears?
That is the goal on every Buckhead home. We blend pigment and aggregate on site, test samples against the existing wall and carry the finish to a natural break such as a corner or trim line.
Our condo board needs a plan for the whole building. Where do we start?
Start with a condition survey. We inspect each elevation, probe suspect areas, photograph what we find and rank repairs, so the board can approve work in phases and track it through Jobber.
Why does water show up under our terrace or balcony?
Terraces over living space depend on flashing at the door threshold, the wall base and the deck edge. When any of those is missing or the sealant has failed, water runs behind the stucco. We find the entry point before opening the wall.
