Interior Plaster Repair After the Leak

Water stains on a lobby wall or a guest room ceiling are usually the inside end of an exterior leak. We close the leak in the stucco or EIFS, then repair the plaster inside, so property managers deal with one contractor instead of two.

Outside in

Fix the envelope, then the interior

On commercial buildings, interior wall damage and exterior wall leaks often get handled by different vendors. Maintenance patches the room, the stain returns after the next storm, and nobody connects it to the failed window sealant or missing flashing three floors up.

Because our work is the exterior wall, we start there. We trace the water with moisture readings and water testing, repair the stucco, EIFS, sealant or flashing that let it in, and confirm the wall is drying. Only then do we cut out soft plaster or gypsum, treat stains and rebuild the interior surface to match the rooms around it.

We do this in hotels, offices, multifamily buildings, retail spaces and medical suites, working around guests, tenants and staff. Rooms are contained so dust stays in the work area, and repairs are scheduled by unit or floor. Homeowners with the same problem get the same approach. Start with leak detection or see our commercial services.

What we repair

Interior damage from exterior leaks

These are the interior signs that usually point to a problem in the building envelope.

Stains below windows

Brown rings or tide lines under window corners often trace back to failed perimeter sealant or sill flashing.

Check the window first

Bubbling & peeling

Paint lifting off plaster or drywall shows moisture is coming through the wall from behind.

Moisture behind paint

Soft or crumbling plaster

Plaster that has stayed wet loses strength and must be cut back to sound material.

Cut back to sound

Musty odors

A damp smell near an exterior wall can mean wet sheathing or insulation inside the cavity.

Wall cavity checked

Recurring damage

The same unit or suite needing repairs after every storm is a sign the leak was never fixed.

Stop the repeat calls

Turnover repairs

Plaster and paint restored between tenants or guests, scheduled to the unit turnover.

Planned around occupancy
Interior scope

How deep the repair goes

The interior scope follows the moisture readings. A stain on dry, sound plaster may need only a stain-blocking primer and paint. Swollen or soft areas are cut out and patched. When insulation or framing behind the wall is wet, the cavity is opened, dried and repaired before the surface is closed.

Managers get photos of what we find and approve changes in Jobber before work continues, which helps with owner reporting and insurance documentation.

Our sequence

From the leak to the finished room

Interior repairs only last when they follow an exterior fix and a confirmed dry wall.

Trace the water

We take readings inside and out, test suspect windows and joints, and identify the entry point on the exterior.

  • Interior readings mapped
  • Exterior water testing
  • Source documented

Repair the exterior

Stucco, EIFS, sealants or flashing at the leak are repaired, then we confirm the wall is drying before going inside.

  • Leak closed
  • Substrate repaired
  • Drying confirmed

Restore the interior

Damaged plaster is removed and rebuilt, stains sealed, and the surface textured and painted to match the room.

  • Work area contained
  • Texture matched
  • Room handed back clean

Questions & answers

Interior plaster repair questions

What property and facility managers ask about interior water damage.

Why does the stain keep coming back after we repaint?
Because water is still getting into the wall from outside. Paint and primer cannot stop a leak; the window, joint or flashing that lets water in has to be repaired first.
Can you repair rooms while the building stays occupied?
Yes. We contain the work area, control dust and schedule by unit, suite or floor. In hotels and apartments, repairs are often timed to vacancies.
Do you repair drywall as well as plaster?
Yes. Many commercial interiors are gypsum board, and we repair those walls the same way, matching the texture and finish of the surrounding room.
Can you provide documentation for owners or insurers?
We photograph moisture readings, the leak source, the exterior repair and the interior work, and the record is available to you through Jobber. We do not handle insurance claims ourselves.
