The EIFS Finish: Texture, Color and Renewal

The finish coat is the part of EIFS everyone sees and the part the sun works on every day. We apply new finishes, match existing textures and refresh faded EIFS when the wall underneath is still sound.

The top layer

What the finish coat actually does

On an EIFS wall, the finish is a thin acrylic coating troweled over the reinforced base coat. It carries the color, sets the texture and sheds rain, but it is not the waterproofing and it adds almost no strength. Those jobs belong to the base coat, the mesh and, on drainable systems, the barrier behind the foam.

Over years of Georgia sun, finishes fade unevenly, turn chalky to the touch and pick up dirt and mildew on shaded walls. On many buildings that is the only problem: the base coat is intact, the joints are fine and the wall is dry. In that case a finish refresh can make the facade look new without tearing anything off.

The catch is knowing when a finish refresh is enough. Coating over cracked base coat, wet foam or failed sealant hides problems that keep getting worse. We check those first, make any EIFS repairs, and then recoat. For coatings that add water protection, see protection coatings; for finish choices on cement stucco, see stucco finishes.

Finish options

Common EIFS textures

Texture comes from the aggregate size in the finish and the way it is troweled or floated.

Sand finish

A fine, even texture with small aggregate; common on commercial facades and easy to match on repairs.

Most widely used

Coarse or medium

Larger aggregate gives a more visible grain that hides minor surface flaws and slight waviness.

Forgiving on large walls

Swirl & freeform

Aggregate floated in circular or random patterns, often seen on homes from the 1990s.

Hand-worked pattern

Smooth & fine

A flat, modern look that shows every trowel mark and requires a very true base coat.

Base coat must be flat

Color & light tones

Lighter colors stay cooler in sun; very dark colors can heat the foam and are limited by the manufacturer.

Special finishes

Finishes with added mildew resistance or a smoother, easier-to-clean surface suit shaded or busy walls.

When a new finish is enough

A finish refresh is the lightest of the options and only works on a healthy wall. Faded color and chalking are surface problems; cracks, soft spots and staining below openings are not. We test before recommending a recoat, so the money goes into the wall’s real condition.

Recoating also lets you change color, and on commercial buildings it is a common part of a rebrand or a property refresh. Residential owners often use it to update a dated swirl texture.

Our process

How we refinish EIFS

A recoat is mostly preparation. The finish itself goes on in a day or two per elevation.

Check the wall

We probe for moisture, look for cracks and loose areas, and review sealant joints before quoting a finish refresh.

  • Moisture checked
  • Joints reviewed
  • Texture sample taken

Clean & repair

The surface is washed at low pressure, mildew is treated, and any damage or failed sealant is repaired first.

  • Low-pressure wash
  • Repairs completed
  • Primer where needed

Apply the finish

Finish goes on wall to wall with a wet edge so there are no lap marks, then joints are resealed against clean base coat.

  • Wet edge kept
  • Breaks at corners

Questions & answers

EIFS finish questions

Questions homeowners and property managers ask about finish work.

Can I paint EIFS instead of recoating it?
EIFS can be coated with products made for it, such as acrylic or elastomeric coatings approved for the system. Ordinary house paint can trap moisture or peel. A finish recoat restores texture as well as color, which paint does not.
Why does my EIFS feel chalky?
Chalking is the binder in the finish breaking down under sunlight, leaving loose pigment on the surface. It is a cosmetic sign of age, and cleaning plus a new finish or compatible coating fixes it.
Can you match my existing texture?
Yes. We match aggregate size and trowel pattern by hand, and blend color with custom pigment. On a very faded wall, recoating the full elevation gives a more even result than spot matching.
How should EIFS be cleaned?
Use low pressure, a soft brush and a cleaner suited to acrylic finishes. High-pressure washing can force water behind the system and damage the finish. Our maintenance services page covers safe cleaning.
Can I switch to a darker color?
Usually, within limits. Very dark colors absorb heat and can soften or distort the foam, so manufacturers restrict how dark a finish can be. We help you choose a color within those limits.
